Ashley “Brooke” Spruiell is the owner of Magnolia Appraisal Services and a Certified Residential Appraiser serving Central Texas. With more than 15 years of appraisal experience and nearly 25 years of sales and management experience, Brooke brings strong market knowledge, careful analysis and a practical understanding of real estate to every assignment.
Brooke’s career in real estate began in 1999 in the new-construction industry, where she worked as a builder liaison for a home automation and security company. Watching “sticks and bricks” become someone’s home sparked her love of real estate and ultimately led her to the appraisal profession. Her favorite part of appraising is putting together the many pieces of property and market data to develop a credible, well-supported opinion of value.
Brooke is an active member of the San Marcos community. She has served on the board of the San Marcos Education Foundation since 2015, is a graduate of Leadership San Marcos Class of 2024 and serves on the San Marcos Academy 1907 Booster Club Board.
A graduate of Texas State University, Brooke earned a bachelor’s degree in Mass Communication and remains a proud Bobcat. She lives in San Marcos with her husband and enjoys spending time with her daughter and two grown sons.

Courtney Spiwak is a Certified Residential Appraiser with Magnolia Appraisal Services. She brings more than 20 years of experience in real estate investing and property management, along with 17 years in engineering and more than a decade in sales. This diverse background supports a disciplined, analytical approach to valuation and her understanding of property condition, improvement costs, market behavior and the factors that influence value.
Courtney earned a Bachelor of Chemical Engineering from Texas A&M University. Her appraisal work includes property observation and measurement, market research, comparable-sales analysis and the development of credible, well-supported opinions of value.

Courtney and her husband have three children—an adult son, an adult daughter and a son attending college. Outside of work, she enjoys traveling, discovering good food and spending time with her family, dog and cat.
Appraiser Trainee
Christine received a bachelor’s degree in Mass Communications with a minor in Business from Texas State University. Her career has included sales positions in floor covering, food service, pharmaceuticals and computer software and hardware. She also worked as office manager for a family business (Stone Countertops) for several years before deciding to embark on the world of appraisals. She loves the task orientation of the job and detail involved to complete the task. Christine is a native Texan and loves music, traveling and watching her daughter play softball.
